Acquisition of Land and Water
In March, 2004, SW Chambers, LLC acquired 101 acres of farm land located at the northwest corner of Weld County Road 22-1/4 on the south side and, on the east side, Weld County Road 25. The property is approximately one-eighth mile west of the South Platte River. In addition the purchase of the land, SW Chambers also purchased 101 shares of the Lupton Meadows Ditch Company. In October of 2005, the company sold 100 of the water shares to a municipal user in the region; the company retained one share of water for its own future use.
In 2006, the company subdivided the land it into two parcels. The westerly portion is a 35 acre parcel for which the company hopes to sell in the future as two residential lots. There is an area within the 35 acres reserved for a wetlands/wildlife habitat.
Sand and Gravel Mining
The remaining 66 acres have been approved and permitted for sand and gravel mining. The long term reclamation plan is to develop a water storage reservoir. With the cooperation of the former land owner, the dry mining permit was obtained from the Colorado Division of Minerals and Geology (the “DMG") in September, 2003, and was re-issued to the company after the closing on the land and water.
The sand and gravel deposit varies between 20 and 30 feet with topsoil and overburden being an average thickness of 3-5 feet. There is an estimated 3.0 million tons of sand and gravel resources at the site. As of June, 2006, there is no anticipated commencement date for the mining.
Water Storage
The post-mining land use will be a slurry-lined water storage reservoir facility of approximately 66 surface acres for a total of approximately 1,150 acre feet of water storage.
SW Chambers is currently negotiating a sale of this water storage project to a homebuilder/ municipal utility company. No formal contract has been signed yet.
